Project Description:  1. Locate two existing modular buildings at the existing North Precinct facility. The project includes expansion of the existing secured parking area and miscellaneous tenant improvements inside the existing building and the relocated modular buildings.

2. Site demolition includes but is not limited to the removal of existing landscaping and paving as needed for the new parking area and to locate the modular buildings. Site demolition also includes work as needed to route subgrade utilities for the project and to place new stormwater storage and treatment infrastructure. The scope includes removal of petroleum impacted soils as necessary.

3. Other sitework includes but is not limited to the placement of new utilities, pavement, security fence, lighting and landscaping.

4. The work includes the placement on the site of two modular buildings owned by the City of Seattle and currently stored in North Seattle. The work includes the transportation of these structures to the site, their placement and anchorage to new foundations, and work as required to complete the structure and weatherproof enclosure of one of the buildings, a “double wide” trailer, which is currently stored in two pieces.

5. The work will include the construction of bidder-designed stairs, ramps and platforms to provide access to the entry doors of the modular buildings.

6. The work includes miscellaneous tenant improvements inside the existing building and the newly placed modular trailers.

7. The project includes several alternates, described in section 01 23 00

8. The base includes several unit price items as described in Section 01 22 00.

9. Sequence of construction: The work is to proceed in several distinct phases, with the understanding that the Owner will take occupancy of the phases of the work as they are completed.

a. Phase 1: Mobilization, site preparation and construction of the new parking lot extension at the southern portion of the site. This phase will include construction of new and modified FAS Rev 3/17/14 security fencing around the entire secure perimeter of the site. SPD will take beneficial occupancy of the expanded parking lot before the contractor proceeds with the work of the next phase.

b. Phase 2: Placement of the modular buildings. This phase will include all site preparation, grading, foundations, utility connections, bidder designed stairs ramps and walkways new paving and landscaping required to complete all work at the exterior of the existing building. This phase will also include all tenant improvements inside the newly placed modular buildings, making them complete for occupancy. SPD will take occupancy of this phase before the Contractor may proceed with the balance of the work.

c. Phase 3: New Roll Call Room Tenant Improvements. This phase will include all work required to complete construction of the new roll call room, radio charging area and IDF room in the southern portion of the building in the space formerly used as break room and bunk rooms. SPD will take occupancy of this phase before the Contractor may proceed with the balance of the work.

d. Phase 4: New Evidence Processing Room and new Report Writing Stations. These spaces are to be built in the area formerly used for roll call. SPD will take occupancy of this phase before the Contractor may proceed with the balance of the work.

e. Phase 5: Remaining Tenant Improvements. This work will include the balance of the tenant improvements to the Report Writing areas, the locker rooms and the interview rooms at the building lobby.

10. Owner provided IT and Security cabling, terminations and trim work will occur in coordination with Contractor’s electrical work. Contractor will be responsible to provide raceway as indicated on the documents and coordinate the schedule for the Owner’s contractors to maintain the orderly process of the Work.

11. The work includes bid alternates:

a. Alternate 1: Mechanical chiller and boiler replacement as indicated on sheet M801, and as specified in Sections 23 52 16 and 23 64 23.

b. Alternate 2: Electrical Vehicle Charging Infrastructure as indicated on sheet E1.1.
