Beaver Lake Middle School & Maple Hills Elementary School Fire Alarm Replacement
The Issaquah School District is soliciting bids for new Fire Alarm Replacements at Beaver Lake Middle School and Maple Hills Elementary School. Project will take place during swing shift hours from 4pm-12am. Prevailing Wages.
The projects are located at:
Beaver Lake Middle School: 25025 SE 32nd Street, Sammamish, WA 98029
Maple Hills Elementary School: 15644 204th Ave. SE, Renton, WA 98059
Bids will be received at Issaquah School District Administration Center, 5150 220th Avenue SE, Issaquah, WA 98029, no later than 2:00 PM Wednesday February 28, 2024, time stamped and held unopened. Bids will be opening directly after the 2:00pm deadline. Electronic bids will NOT be accepted.
A mandatory pre-bid meeting will be held at both schools at addresses noted above at the following times to answer any questions, review the scope of work and documents, and afterwards tour the site:
February 21, 2024 @ 12:30pm - Beaver Lake Middle School
February 21, 2024 @ 2:00pm - Maple Hills Elementary School
All contractors submitting a bid are required to have had a representative in attendance at the pre-bid meeting and to sign in on an attendance sheet.
No Exception to this Requirement.

Section 00 72 00:
A. Revise paragraph 3.10.3 as follows:
3.10.3 Due to the size of the project, the Project Manager doesn’t need to be full time, but should
be able to complete ALL tasks and paperwork as required to keep the project running smoothly and to
completion. The Project Manager may also function as the Project Engineer for this project depending on
the Contractors preference. The Contractor shall employ a Project Manager with a minimum 5 years
successful experience on Public projects of similar complexity and scope and who shall be assigned full
time to the Project during the progress of the Work. The Project Manager shall have experience with project
planning, cost, time and quality management, contract administration and claims resolution.
The Contractor shall provide a full resume with references and contact numbers defining the Project
Manager to the Owner and the Architect with the Contractors submittal of Insurance and Bonds. Contractor
must obtain Owner’s approval of the proposed Project Manager before the Contract is signed. Owner’s
approval may not be withheld for any discriminatory or other reasons prohibited by law. The Project
Manager shall not be changed without the approval of the Owner, which shall not be unreasonably withheld.
The Project Manager shall not be employed on any other project during the course of the Work.

Fire Alarm Replacement
B. Revise paragraph 3.10.4 as follows:
3.10.4 Due to the size of this project a Project Engineer is not required for this project. The
Contractor shall abide by the requirements of this section if they choose to employ a Project Engineer for
this project (see also 3.10.3). The Contractor shall employ a Project Engineer with a minimum 5 years
successful experience on Public projects of similar complexity and scope and who shall be in attendance
at the Project site during the progress of the Work. The Project Engineer shall be familiar with the quality
control aspects of projects similar to the Project. The Project Engineer shall review initial pay draw
requests for consistency with the Project schedule of values. The Project Engineer shall review submittals
and mock-ups prior to submission to the Architect; coordinate shop drawings with major Subcontractors;
and review shop drawings for consistency with Project specifications prior to submission.
Section 01 11 00
A. Item 1.6 Substantial Completion Schedule has been revised to allow for jurisdictional permit review
times. Reminder: As noted in the specifications, the existing fire alarm system shall not be removed until
the new fire alarm system is tested and functional.
SUBSTANTIAL COMPLETION SCHEDULE
The Owner has established the following Substantial Completion Schedule for the Work.
Sign Contract: March 2024 (approximately 10 days after award of bid)
Start Date (On Site): March 2024 (TBD – pending permit approval)
Substantial Completion: August 9, 2024 (approximate – pending permit approval)
Final Completion: August 16, 2024 (approximately 14 days after substantial
completion – pending permit approval)

Question from Contractor: Please clarify if we are bidding the design provided or if we are providing a
design build system meeting FM approval; specifically MHES is shown to have no detection.
Response: Contractors are to bid on the design. The current bid documents include design to meet
the 2021 WA State Fire code which will be adopted on 3/15/24. King County does not
have a separate requirement for full detector coverage anymore and just follows the 2021
Washington State Fire Code; King County Fire Marshall will provide comments during
permit submittal review for Maple Hills Elementary School.

1. Clean up: Each day before the contractor leaves the project, the contractor’s work areas shall
be cleaned up and put back to their pre-existing condition for the school’s use the following
day.
2. Floor protection in Gym: Gym floor shall be protected from damage by lift wheels. Place
hardboard on the floor where lifts will be operating to avoid damaging the floor.
