The Federal Way Public School District No. 210 (District) is requesting proposals for the General Contractor/Construction Manager (GC/CM) for the above project using the alternative construction procurement process authorized under Chapter 39.10 of the RCW.
The project consists of a replacement of the existing 109,000 sf Illahee Middle School with a new 100,000 sf K-8 school on the existing site. The project will include the new school building, demolition of the existing facility, associated parking facilities and drives, athletic facilities, utilities and potential street improvements. The project construction budget is approximately $54.3 million and will have a capacity of approximately 800 students.
We are anticipating, with input from the selected GC/CM, construction will begin in phases starting in the early spring of 2023 and complete in the summer of 2025.
Design phase activities include involvement of General Contractor/Construction Manager to: (1) assist in development of schedules, cost estimates, value analysis, quality and phasing the work effort well before construction can start and provide added assurance that the project will be completed on time, and (2) be involved in the design stage of the project to provide services to address constructability, sub-bid contracting strategies, phasing, site constraints, and neighborhood concerns.
