The Federal Way Public School District No. 210 (District) is requesting proposals for the General Contractor/Construction Manager (GC/CM) for the above project using the alternative construction procurement process authorized under Chapter 39.10 of the RCW. 

 

Please note, the project has not yet been approved by the Project Review Committee (PRC) to utilize the GC/CM delivery method, and selection will be pending approval at the December 3, 2020 PRC meeting.

 

The project consists of a replacement of the existing 44,000 square foot Olympic View Elementary School with a new 64,000 square foot K-8 school on the existing site that will have capacity for approximately 590 students. The project will include the demolition of the existing facility, and construction of the new school building, associated parking facilities and driveways, athletic facilities, utilities, and potential street improvements. The project construction budget is approximately $33.9 million.

 

We are anticipating, with input from the selected GC/CM, construction will begin in phases starting early spring of 2022 and complete in the summer of 2023. 

 

Design phase activities include involvement of General Contractor/Construction Manager to: (1) assist in development of schedules, cost estimates, value analysis, quality, and phasing the work effort well before construction can start and provide added assurance that the project will be completed on time, and (2) be involved in the design stage of the project to provide services to address constructability, sub-bid contracting strategies, phasing, site constraints, and neighborhood concerns.
