Notice is hereby given that sealed bids will be received by Issaquah School District No. 411, 5150 220th AVE SE, Issaquah, Washington 98029, for the HOLLY STREET ELC WIND STORM DAMAGE REPAIRS. The Issaquah School District is soliciting bids for the Holly Street ELC Wind Storm Damage Repairs project located at 565 NW Holly Street, Issaquah, WA 98027. The Base Bid will be used to determine apparent low bidder and the Contract Sum for the project, as that term is defined and used in the Contract Documents.
Time is of the essence; begin work as described in the Contract Documents. Critical Work to include establishing Schedule of Values, Contractor’s Construction Schedule and Submittal Procedures to ensure procurement of any long lead items. Planning will start as soon as a signed contract is executed.
Form of Bid will be received at Issaquah School District Administration Center, 5150 220th Avenue SE, Issaquah, WA 98029, no later than 1:00 PM Wednesday, January 30, 2025, time stamped and held unopened. Each bid shall be enclosed in an opaque, sealed envelope, bearing the name and address of the Bidder and addressed to the Owner. Mark lower left corner of the envelope “Holly Street ELC Wind Storm Damage Repairs”. Bids will be opening directly after the 1:00pm deadline. Electronic bids will NOT accepted.
A mandatory pre-bid meeting will be held at Holly Street ELC located at 565 NW Holly Street, Issaquah, WA 98027 on January 23, 2025 @ 10:00AM to answer any questions, review the scope of work and documents, and afterwards tour the site. All contractors submitting a bid are required to have had a representative in attendance at the pre-bid meeting and to sign in on an attendance sheet. No Exception to this Requirement.

Contractor must comply with the subcontractor listing requirements specified in Section 002000 of Instructions to Bidders and Section 004100 Form of Bid. A Bid Deposit of five percent (5%) of the amount of the base bid is required and must be either a surety bond, postal money order, cashier’s check, or certified check. Bid Deposit of unsuccessful bidders will be returned; however, the three lowest will be held until after award of Contract. Bid Deposit of successful bidder will be
returned upon receipt and acceptance of completed Performance and Payment Bond, Certificate of Insurance and signed Contract Agreement.A one hundred percent (100%) contractor’s Performance and Payment Bond; on form supplied by Owner); and Certificate(s) and Endorsement(s) of Issuance per Article II of the General Conditions are required before award is final. Pursuant to RCW 39.12, no workman, laborer, or mechanic employed in performance of any part of this contract shall be paid less than the “prevailing rate of wage” (in effect as of the date that bids are due) as determined by the Industrial Statistician of the Dept. of Labor & Industries.Copies of the prevailing wage rate schedule are included in the Project Manual and are available
directly from the Department of Labor & Industries.The Issaquah School District reserves the right to reject any and all bids and to waive any irregularities or informalities. The right is reserved by the Issaquah School District to postpone contract award for the period of thirty (30) days after the bid opening. The Issaquah School

SUMMARY OF WORK
Remove damaged roofing as required to repair roof framing, sheathing and fascia. Install new roof framing, plywood sheathing, and wood as required. Remove damaged portion of gutter, edge metal and metal cap as required for roof repair. Install ice and water shield to protect roof and interior spaces until Owner suppled Roofer can repair roof. Roofing repair will be completed by “Others”, see paragraph 1.3.A. Repair/replace portions of Hardi-soffit that are required to be replaced for new roof framing and paint fascia and soffit. Touch up paint beams as required. Repair framing in exterior walls around the unit wall heaters and reinstall or replace thermostat wiring as needed. Remove and reinstall unit ventilators as required. Install GWB in offices along with sound insulation in interior office walls and vapor barrier over insulation under GWB for exterior walls. Refinish damaged wood trim and replace where it has been removed, Re-install the door trim where it has been removed. Replace portions of suspended acoustical ceilings and ceiling tiles in offices and where required under roof area repairs. Where required, paint office walls, reinstall outlets/data cover plates, reinstall mini-blinds, reinstall cabinetry and desks, install new rubber base (including corridor). Reinstall door in office 279. Repair wood ceiling in Room 259. Salvage wood siding material. See drawings. Project Cost Estimate: $125,000.
WORK BY OTHERS
- Roof Insulation, cover board and roof membrane/shingles installation, gutter, edge metal and metal cap replacement and downspout adjustment will be performed by Garland, direct contract with the Owner. Contractor shall alert Owner once the roof is ready for roofing
- Fire Sprinkler line repair, will be performed by Owner supplied Subcontractor. Contractor shall alert Owner when ready for this work to begin
