Project Description:
Green Leaf Apartments exterior renovation is comprised of (but is not limited to) the removal of the existing siding, trims, column wraps, decking and WRB, windows, doors, hose bibs, signage, light fixtures and all appurtenances per plan. The existing gutters, downspouts and roofing are to remain during construction and shall be protected during the course of work. Work will also involve required modifications to remove and/or replace these items with new components (i.e. new house wrap, flashing, windows, doors, and hardware, exterior utility finishes, fiber cement siding and trim, exterior paint, downspouts and new signage). Interior work to include: new door and window trim, blinds at all windows, floor to door transition strips, GWB patching and interior paint finishes.
The property consists of four (4) resident buildings and one (1) Community Building. There are twenty seven (27) individual residential units of which two (2) are 1-story ADA required special accommodations and twenty five (25) units are 2-story. The buildings are wood framed construction, built over continuous concrete footings and stem wall foundations. Each building has a new roof system recently installed. The typical exterior wall construction consists of vinyl siding over wall sheathing ¾” CDX plywood sheathing, 1” rigid insulation over the 2x wood framing, batt insulation and 5/8” interior GWB. The typical entry and storage doors are of steel construction either with metal or wood frames.
Green Leaf Apartments was constructed in 1983. In 1999, the building exterior including windows, doors, decks and privacy walls were upgraded.
