Project Description:
A. Work will be performed in two phases.
1. Phase 1 consists generally of the following:
a. Demolition of five existing modular structures, portions of the existing raised wood-framed decks, outdoor play areas with fixed equipment, landscaping, and other existing site improvements.
b. Earthwork and site utilities.
c. Construction of four new wood-framed modular structures pit-set on new concrete foundations, connected to all indicated utilities.
d. Following installation of modular structures, additional sitework consisting of earthwork, site utilities, landscaping, and concrete and asphalt paving.
2. At completion of Phase 1, Owner will move in and occupy the four new wood-framed modular structures. No Phase 2 work is allowed during the Owner’s move-in process.
3. Phase 2 consists generally of the following:
a. Demolition of three existing modular structures, remaining existing raised wood-framed decks, landscaping, and other existing site improvements.
b. Earthwork, site utilities, landscaping, and concrete and asphalt paving.
4. At completion of Phase 1 construction and Owner move-in, the new modular structures and associated site shall be suitably complete to be licensed by the Washington State Department of Child, Youth, and Families (DCYF) as childcare facilities.
a. The design identified in the Contract Documents satisfies physical requirements for DCYF licensing.
B. Durations:
1. The anticipated duration of Phase 1 is 245 calendar days.
2. The Owner requires 15 calendar days for move-in after Contractor’s completion of Phase 1.
3. The anticipated duration of Phase 2 is 45 calendar days after Contractor’s completion of Phase 1 and Owner’s 15 calendar day move-in period.
This project has a diversity goal of 10% - MBE, 6% - WBE, 5% - SBE, and 5% VBE.
Additional Information:
- Prevailing wage rates and Mandatory 15% apprentice requirements apply to this project.
- Lincoln Construction encourages bids from ALL subcontractors and suppliers including SBE, NBE, MBE, DBE, VBE, DVBE, and WBE businesses.
