Project Description:   The Work consists of providing all work and materials to complete all general, demolition, civil, architectural, structural, mechanical, electrical, and other work under a single contract for the remodel and addition to the City of Sammamish Maintenance and Operations Center at the address noted herein above, in King County, Washington, all as shown on the Drawings and described in the Project Manual for the Base Bid(s) and Alternate Bids (if applicable) as set forth in these Contract Documents, as awarded.

1. The Work generally includes, but is not limited to the following:
a. Site Work and Site Demolition: Site clearing, grading and earthwork. Asphalt and cement concrete paving curbs, Site utilities, pavement striping, chain link fencing and site lighting systems.
b. Foundations and Structural Systems: Continuous concrete spread footings, pad footings, retaining walls, concrete slab-on-grade, structural members (glue-lams and timbers), wood stud walls, steel columns and other associated specialties.
c. Exterior Wall Finishes/Systems: Cement board panels. Wood trim. Painting of all exposed steel and other non-factory finished materials.
d. Roofing Systems and Specialties: Metal roofing. Roof hatches fall restraint systems, and other roof specialties.
e. Interior Wall Finishes/Systems: Wood stud framed walls with gypsum board, painting and other wall finish systems.
f. Floor Finishes/Systems: Concrete and wood structure as indicated above, finished with carpet, base and other finish products.
g. Ceiling Finishes/Systems: Suspended acoustical paneling ceiling systems and other ceiling finish systems.
h. Opening Systems: Interior and exterior steel doors and frames, steel relight frames, flush wood doors, access doors, louvers and vents, and glazing systems.
i. Architectural Specialties and Equipment: Fire-protection specialties and other miscellaneous specialties and equipment.
j. Mechanical Systems and Equipment: HVAC system, ductwork, exhaust systems, DDC controls, fire protection system, pumping systems, and other mechanical systems and equipment.
k. Electrical Systems and Equipment: Lighting systems and fixtures. Other electrical and communications systems and equipment.
