REQUEST FOR PROPOSALS Mechanical Contractor/Construction Manager (MC/CM) Services Skyline Elementary School and Lake Stevens Middle School Modernization and Expansion project Submittal Deadline: Thursday October 2, 2025 @ 2:00pm

2.1 Project Scope Skyline Elementary School and Lake Stevens Middle School share a 24-acre site with significant slope across the site, along with several wetlands. In the existing configuration, the parking lots at SES and LSMS are undersized with bus and parent drop-o combined, creating chronic safety hazards for students, sta and community members. The modernization and addition planned for both schools focuses on creating a unified campus with shared amenities to maximize the limited site, while also allowing all students to stay on-site while construction of the two projects occurs. This will be an extremely complicated, time sensitive campus redevelopment that will benefit from early input by a MC/CM. Skyline Elementary will be replaced. The school needs additional capacity, safety and security upgrades, a separate gym, and is an aging facility which was built in 1992. The design team and GC/CM are studying various solutions to these issues and is looking to partner with a MC/CM to determine the best approach. Lake Stevens Middle School will be a combination of addition, renovation and partial replacement with the goal of unifying the four independent buildings into a cohesive campus for e iciency in routing utilities and to create a more secure building perimeter and outdoor learning/play opportunities for the middle school students. Dedicated parking and drop-o for LSMS remain west of the building with all bus tra ic on a new drive along the north property line. Additional pick-up queuing lanes will be added to help mitigate long lines at pick-up. These improvements are aimed at ensuring thoughtful transitions throughout the site from kindergarten through middle school, along with maximizing student and community opportunities.
