RFQ - CAPITOL THEATRE – CITY OF YAKIMA, CAPITAL IMPROVEMENT PROJECTS

The Capitol Theatre Committee (CTC), in collaboration with the City of Yakima, is inviting Statements of Qualifications (SOQ) from experienced consulting firms to provide professional design and construction management services of multiple significant capital improvement projects for the historic Capitol Theatre. This initiative aims to modernize the theatre, ensuring it remains the premier performing arts venue in Central Washington.

Located at 19 S 3rd Street, the Capitol Theatre is the cultural heart of Yakima, hosting a diverse range of performances through three resident non-profits. To maintain its status and meet contemporary needs, the theatre will undergo extensive upgrades divided into three key stages:

  1. 4th Street Terrace & Remodel: This phase will include a new outdoor event space, complete with a catering kitchen, a covered loading dock, and enhanced outdoor lighting. Additionally, the interior of the 4th Street Theatre will be remodeled to better serve both patrons and performers.
  2. Capitol Theatre House Renovation: Major renovations will include upgrading theatre seating, enhancing ADA compliance, modernizing lighting and audio systems, and addressing safety concerns in technical areas. Aesthetic improvements such as plaster repairs, painting, and carpet replacement will also be undertaken to refresh the venue’s interior.
  3. Façade Remodel: The theatre’s historic entrance and façade will be repaired and updated with a glass lobby space modern digital signage while preserving the theatre’s iconic appearance.

CTC and the City of Yakima seek a consulting firm capable of developing detailed cost estimates, comprehensive design plans, specifications, and bid support documents. The selected firm will also provide construction administration to ensure the project remains on schedule and within budget. Given the potential for state and federal funding, firms must demonstrate experience with projects that meet such requirements.

Firms are encouraged to attend the site walkthrough on February 13, 2025 at 10:00 am, to gain a comprehensive understanding of the project scope.
