Scope of Work

The Rigler Elementary School Improvement Project includes several scopes of work to be completed at the school over the Summer of 2019 and into the Fall of 2019. Main Building is approx. 66,141 s.f. & 3-story, portables totaling approx. 4,490 s.f. This work includes, but is not limited to the following: New roof and Roof Fall Protection - architectural - re-roof with SBS roofing materials and rigid insulation, replace roof hatches, replace skylights, replace gutters and downspouts, replace existing roof ladders and add new roof ladders, raise parapets and perimeter walls of some roofs to accommodate new roof level, install roof fall protection anchors to comply with OSHA Standards. Structural - install parapet bracing, upgrade roof structure as required for installation of fall protection. Mechanical - Install new rooftop fans and vents with motorized campers, demolish, relocate, or install related HVAC and plumbing items within areas of work. Plumbing - Provide new roof drains and overflow drains, demolish, relocate or install related plumbing items within areas of work. Electrical - Demolish, relocate or install related electrical items within areas of work. Accessibility and Life Safety Improvements: Architectural - Construct elevator shaft, including overrun and access to elevator above existing roof, and install elevator, install roof ladder, construct elevator lobby on first floor and expand third floor for new elevator access, construct new accessible toilet stall and install new accessible lavatory in two restrooms on third floor, improve three unisex restrooms, install new ADA compliant aluminum stair, ramp and handrail system at one portable classroom. Civil - Construct concrete ramp and walkway from parking lot to accessible entrance door, regrade and reconfigure parking area, relocate accessible parking stalls. Structural: Construct new concrete foundation and concrete and CMU elevator shaft, support existing structure at elevator shaft location. Mechanical: Install hoistway vent for new elevator, reconfigure mechanical systems and ductwork to accommodate elevator shaft, demolish, relocate, or install related HVAC items within areas of work. Plumbing: Provide accessible drinking fountains in corridors, lavatory, faucets and water closet in restrooms, install sump pump in elevator pit, demolish, relocate, or install related plumbing items within areas of work. Electrical: Demolish, relocate or install related electrical items within areas of work. Fire Alarm: Provide new fire alarm system throughout the entire main building and in portables. Demolition - Provide for all cutting and patching as required to complete work, provide for all asbestos abatement as required to complete work. Site Cleaning - Provide construction dust mitigation of all construction activities through use of plastic barriers and air filtration of construction areas, provide daily cleanup of all construction areas, provide final cleaning of building prior to return of staff and students in August 2019.
