Request for Qualifications (RFQ) for Progressive Design-Build Services

General: The University of Washington is soliciting Statements of Qualifications (SOQ) from qualified design-build teams (which may include joint ventures) to design and construct renovations and an addition to the Childbirth Center at Northwest Hospital. The proposed project will reconfigure and expand the space within the Childbirth Center in response to programmatic and operational objectives. It will replace aged and outdated building infrastructure, improve space utilization, and create a new identity for this vital and historic service at Northwest Hospital. The University’s target budget for all work to be provided by the Design-Builder is $21,000,000.

The Project: The proposed project will renovate approximately 23,000 SF of existing space in three adjoining wings and build approximately 3,000 SF of new space to house a new C-section suite and a dedicated waiting area for the Center. The project will be phased to allow continued operations in the balance of the unit and the integration of the new elements as they are completed. Key components of the renovated space include a refined mix of rooms that support the continuum of labor, delivery, recovery, and postpartum care much more efficiently within the parameters of the expanded footprint. The renovation will also provide improved, modern amenities in the individual rooms, efficient staff and program support spaces, a 4-bay OB Emergency sub-department, and replace the mechanical and electrical systems. The new space is targeted to support 2,500 births per year (an increase of more than 1,300 births), allow for the addition of necessary service providers, and contribute positively to both the annual revenues attributable to childbirth deliveries and other system-wide services associated with offering a childbirth center at NWH.

Pre-submission meeting: There is a pre-submission meeting scheduled for 1:00-2:00pm on April 25, 2018. The meeting location is provided in the RFQ.
