Project Description: The project consists of construction of a three-story building, approximately 31,000 square feet, plus related site work. Site clearing, grading and ground improvements were previously completed under a separate contract (referred to as Phase 1). The work includes but is not limited to the following scope:
1. Site work includes storm management and detention, utilities, concrete and asphalt paving, curbs and landscaping.
2. Construction of a new building:
a. The new building is Type II-B construction, fully sprinklered with both wet and dry systems. The structural system is comprised of structural steel columns/beams and buckling-restrained-braces, with heavy timber roof framing. Interior partitions are metal stud framing. The floors are concrete slab on grade and on metal deck. There is a limited amount of CMU construction at an exterior service yard.
b. Exterior cladding consists of metal panel, brick veneer, aluminum curtainwall and aluminum storefront. Metal bar grate panels are used for screening and exterior railing in select locations.
c. Roofing consists of single ply membrane over rigid insulation.

4. Commissioning will be performed by Owner-procured commissioning agent. Contractor coordination with the Owner’s commissioning efforts is required.
5. The existing high school will remain in operation throughout construction. Coordination with the Owner’s schedule will be required including but not limited to start and end of school.
