Design-Build Services for the Oakland High School – Historic Modernization project RFQ23004C
The Tacoma School District is requesting qualifications from firms interested in providing Design/Build (D/B) services related to the modernization of Oakland High School (OHS). The alternate Public Works contracting procedure authorized in RCW 39.10.300 through 39.10.330 will be utilized for this project. This project will utilize the Progressive Design/Build delivery method. Firms with previous design/build experience or experience using a similar alternative construction delivery format are encouraged to apply.
The existing Oakland High School staff, students and all school functions will be relocated to an alternative swing school site so that the D/B contractor can have complete control of the OMS site during construction. Oakland High School (OHS) is located in central Tacoma on two parcels of land totaling 1.95-acres. The original, main building, constructed in 1912 is a two-story with a daylight basement, totaling approximately 20,350sf. In 1957 a single-story with daylight basement addition, totaling approximately 21,400sf was added to the north side of the original building. The 1912 portion of OHS, originally Oakland Elementary School, is recognized by the City of Tacoma Landmarks Preservation Commission as a historically significant structure. The modernized OHS will be designed to house approximately 350 students. The design and construction budget for this project is approximately $28,767,000. This project is funded under a capital bond that was passed by voters in February of 2020.
A pre-submittal meeting and walkthrough will be held December 13, 2022 starting at 3:00pm (PST) in the Oakland High School Commons, at 3319 South Adams Street, Tacoma WA. Please check in at the office. The school is currently occupied and operational and, due to heightened security and pandemic protocol, may not be visited prior to, or after, the scheduled pre-submittal meeting.
Following the pre-submittal meeting, at the same location from approximately 4-5:30pm (PST), the District will sponsor a construction trades Networking Event to familiarize potential contractors, subcontractors and suppliers with the District’s Community Inclusion Commitment and allow them an opportunity to meet, network and market themselves to one another
