View Ridge Playfield, Bryant Playground, Ward Springs Park Play Area Renovations

PROJECT DESCRIPTION:
This project includes work at three different locations, View Ridge Playfield, Bryant Playground, Ward Springs Park Play Area. The renovation at these locations includes the demolition and disposal of existing equipment, installation of owner-furnished play area equipment, play surfacing renovation and installation, hardscape improvements for accessibility as well as site improvements and restoration. The work at the View Ridge location includes restroom renovation and accessibility improvements. Select demolition of the existing structure and fixtures, installation of skylights, plumbing fixtures, door and frame, lighting, partitions and accessories are a part of this restroom renovation as well as select interior and exterior painting. This work includes all site preparation, security, and site maintenance necessary to complete this work per the contract documents. The View Ridge site includes two optional bid items, playground grass in place of EWF play surfacing at the swing area and the inclusion of a concrete pad and site furnishings for an additional picnic area.

A/E Estimate: Base Estimate: $1,319,101.46; Alternate#1: $37,942.00; Additive#1: $35,724.44

Alternate#1: Deduct EWF and add playground grass in swing area
Additive#1: Concrete pad and site furnishings for picnic area
Project Duration:
Substantially Complete within 140 working days of the Notice to Proceed.
Physically Complete within 160 working days of the Notice to Proceed.
Labor/Wage: Prevailing wage
Apprenticeship Requirement: Mandatory, All Subcontractors must participate
WMBE/City of Seattle Inclusion Plan: 28% WMBE Utilization Ratio (Park Development)

STANDARD REQUIREMENTS:
By submitting a proposal, the bidder acknowledges and agrees to all of the following terms: Proposer has carefully examined ALL the bidding documents/addenda and that, from his/her own investigation, they have satisfied themselves as to the nature and location of the work. Ohno’s listing of a subcontractor is not an acceptance of any or all of that subcontractor’s conditions, qualifications, exclusions, or exceptions included in the subcontractor’s bid proposal. Ohno is relying on the price submitted in the subcontractor’s proposal as an all-inclusive price for its trade scope found in the plans and specifications regardless of qualifying language in the proposal. Inconsistent bid terms and conditions shall be void. Break outs of any portion of work is permitted as long as specifically and conspicuously called out on proposal. Any and all bids may be rejected at the sole discretion of Ohno Construction. If selected, proposer is prepared to sign a subcontract with Ohno per Ohno’s standard subcontract agreement. A copy of Ohno’s standard subcontract agreement is available at its office locations or upon written request. Ohno Construction reserves the right to request that performance and payment bonds assuring subcontractor’s obligations to Ohno in the amount of 100 percent of the bid to Ohno. Ohno will reimburse the bond premium at actual cost not to exceed 2 percent. The surety must be a Washington admitted surety. Insurance must name Ohno, the project Owner and any other parties so designated as additionally insured and be in the types and amounts required by the specifications.
