REQUEST FOR QUALIFICATIONS

GENERAL CONTRACTOR/CONSTRUCTION MANAGER (GC/CM)

Cascadia Gateway CC5 Building

Submittal Date: May 13, Prior to 2:00 PM PT

GC/CM firms are invited to submit their qualifications for the development and construction of the Cascadia Gateway CC5 Building.  Proposers shall become familiar with the requirements of the Request for Qualifications and all the Articles and Attachments included therein.

An estimated Maximum Allowable Construction Cost (MACC) has been established as $27,500,000.00.

PROJECT SCOPE

The CC5 Gateway Building will be a new front door to Cascadia College. The 37,600 sf 4 story building will increase the college’s visibility and showcase Cascadia College’s unique identity. Located at the apex of the Campus Promenade and fronting the future Campus Crossing, CC5 will serve as a welcoming entrance to the academic core and a beacon of Cascadia College’s unique identity.

This building is designed to welcome and support every student, especially first year students, no matter what their experience is or what educational goals they have. The CC5 Gateway Building provides strong welcoming entries and distributes student centered spaces throughout the building to create an inviting and inclusive destination for students. By bringing all student services under one roof in a layout that mimics the student journey from application through to graduation, the Gateway Building will facilitate a seamless experience for every individual. The spaces are designed to encourage collaboration and community-building around an open staircase volume that include student meeting rooms and study spaces for group work, a commuter lounge, and other features that invite exploration and inspire innovation.

The Gateway Building will also serve as a visible representation of Cascadia’s commitment to high-performance sustainable design and construction and nurture a stronger connection between its occupants and the natural environment that the campus is within.

INFORMATIONAL MEETING AND SITE TOUR

A non-mandatory informational meeting and site visit is scheduled for Monday, April 29, at 10:00 AM PT, Room 260, Building CC2, Cascadia College,18345 Campus Way, Bothell, WA, 98011, site walk at approximately 11:00 AM PT.    Please see the RFQ/RFP for additional information.

Refer to the DES website for amendments to the published public notice and/or RFQ/RFP. It is the responsibility of the interested firms to track and obtain amendments.

To qualify for review, submittals are required to be electronically submitted to FPS prior to May 13, 2024, before 2:00 PM PT.

Prevailing Wages apply for Snohomish County, and apprenticeship participation is required on this project.
